Your Guide to the Central Texas Real Estate Market 

Mortgage Rates Compared to Last Year

When comparing interest rates between last year and now, there is a notable decrease in monthly payments.  Thanks to these new rates, a home now costs much less per month than it did last year.

County Comparison of Market Stats

In the graph above the large white numbers show total new activity during the first week of September.  The small percentage numbers represent the difference from the Monday three weeks prior.
 
Travis County had a 17% increase in the number of new listings, a 15% decrease in the number of homes sold and a 10% decrease in the number of homes under contract.
 
Hays County had a decrease in the number of listings, closed sales and homes under contract.
 
Williamson County looks strong with 8% less new listings and a whopping 48% increase in homes under contract which should result in a large uptick of closings there next month.

Rate Hike Expected Due to Austin's Wastewater Plant Expansion

Based on Austin Water’s growing customer base and state environmental updates, expansion has become necessary.  The major project will total over $1 billion to improve systems and expand capacity to at one f Austin two main wastewater treatment plants.
 
The project includes $120 million for Plant Protection, $220 million for Treatment Conversion, $270 million for Plant Renewal and $440 million for Expansion.
 
As a result, Austin residents will experience an increase in their monthly utility charges – a n expected increase of 7.31% from 2024 to 2025.   There’s also anticipation of rates possibly rising about 30% over the next four years.

Number of Days Homes Staying on the Market (by Week)

In 2024 the median days on market for properties staying on the market for sale in central Texas has continued to follow the trends of 2022 and 2023 – an increase in the number of days of in the beginning of the year, and then a lower number of days during the summer months, followed by a slow steady increase in the days on market throughout the fall and into the winer months. 
 
Currently the median number of days that homes stay in the market for sale is 46 days. If 2024 follows the same trend as 2022 and 2023, we will continue to experience homes staying on the market longer and longer throughout the remainder of the year.
